點解裝修爛尾咁普遍?行業入行門檻低
香港工程裝飾業總會會長呂迪祺指出,現時裝修行業入行門檻極低——自僱人士只需商業登記或成立無限公司即可營業,無須持牌、無須考試、無須資質認證。相比持牌電工、持牌水喉匠等專業工種,裝修公司完全唔受專業規管。
消委會過去曾評估40份報價單,平均得分僅58分(滿分100),只有8%報價單達到80分以上。少於三成公司會喺報價單列明詳細工序及收費。呢種資訊不對稱,令業主好容易跌入陷阱。
業主自保策略一:合約條款要寫實
簽約前必須確保合約包含以下內容:
- 明確完工日期:寫實際日期(如「2026年7月15日」),唔好接受「約60個工作天」呢類模糊字眼
- 延期罰則:列明如承辦商無合理原因延誤,每日需支付賠償金(一般為合約總額0.1%-0.5%)
- 物料規格:列明品牌、型號、產地(如「TOTO CW887B座廁」而非「日本牌子座廁」)
- 保養期:建議不少於1年,列明保養範圍
業主自保策略二:分階段付款最關鍵
付款方式係保障業主嘅最重要一環。消委會建議採用按工程進度分期付款,而非按日期付款:
- 簽約訂金:不超過總額10%-15%
- 拆舊完成:15%
- 水電完成:20%
- 泥水油漆完成:25%
- 傢俬安裝完成:15%
- 驗收合格後:尾數10%(建議保留至少30天才付清)

- 所有溝通以WhatsApp文字為準,口頭承諾等於冇承諾
- 每次到場影相記錄進度(建議每星期至少一次)
